Foreign nationals can own property in South Africa with the same rights as citizens. Here is the typical journey from enquiry to ownership.

Appoint a Registered Agent

Work with a PPRA-registered agent (like us) who understands your needs and the local market. We source properties matching your brief at no cost to you — the seller pays the commission.

Make an Offer to Purchase (OTP)

Once you have found your property, a formal Offer to Purchase is drafted. This is a legally binding document. We guide you through every clause before you sign.

Appoint a Conveyancing Attorney

In South Africa, a conveyancer handles the legal transfer of property. We recommend reputable firms experienced with international buyers. They manage FICA compliance on your behalf.

Secure Finance (if required)

Foreign buyers can obtain a South African home loan for up to 50% of the purchase price. We connect you with specialist bond originators familiar with international applications.

Transfer of Funds

International funds must be transferred via the South African Reserve Bank's approved channels. Your conveyancer issues a tax clearance certificate, ensuring compliance with exchange control regulations.

Registration at the Deeds Office

Transfer is lodged at the Deeds Office, typically 6 to 10 weeks after the OTP is signed. Once registered, you receive title deed in your name — full freehold ownership.

Investor's Permit
