Find your future home in Langebaan — where part of forever begins.
We guide international buyers every step of the way — from understanding South African property law to handing over your keys.
Why Langebaan?
Langebaan is one of South Africa's most beloved coastal towns — a place defined by its pristine turquoise lagoon, powder-white beaches, and a mild Mediterranean climate that attracts visitors from all over the world.
Located just 120 km north of Cape Town and within easy reach of Cape Town International Airport, Langebaan offers excellent accessibility while still feeling worlds away from urban life. It also connects conveniently to other major international airports via Cape Town, making it an ideal base for global travelers and seasonal residents.
This West Coast gem is close to some of South Africa's finest restaurants and culinary experiences, while also serving as a gateway to the wild, untouched beauty of the West Coast and the broader Cape region. From here, the dramatic landscapes of the Wild Coast and other world-renowned coastal routes are within reach, offering one of the most diverse lifestyle regions anywhere in the world.
Often described as one of the safest and most environmentally preserved coastal areas in South Africa, Langebaan is part of a protected lagoon system and lies adjacent to the West Coast National Park — one of the country's most important ecological reserves.
Despite its exceptional lifestyle offering, property prices remain significantly lower than comparable coastal destinations in Europe or Australia, creating outstanding value for international buyers.
Whether you are looking for a holiday retreat, a permanent residence, or a high-quality rental investment, Langebaan offers a rare combination of natural beauty, safety, accessibility, and long-term lifestyle freedom.

How to Buy Property in South Africa
Foreign nationals can own property in South Africa with the same rights as citizens. Here is the typical journey from enquiry to ownership.
Appoint a Registered Agent
Work with a PPRA-registered agent (like us) who understands your needs and the local market. We source properties matching your brief at no cost to you — the seller pays the commission.
Make an Offer to Purchase (OTP)
Once you have found your property, a formal Offer to Purchase is drafted. This is a legally binding document. We guide you through every clause before you sign.
Appoint a Conveyancing Attorney
In South Africa, a conveyancer handles the legal transfer of property. We recommend reputable firms experienced with international buyers. They manage FICA compliance on your behalf.
Secure Finance (if required)
Foreign buyers can obtain a South African home loan for up to 50% of the purchase price. We connect you with specialist bond originators familiar with international applications.
Transfer of Funds
International funds must be transferred via the South African Reserve Bank's approved channels. Your conveyancer issues a tax clearance certificate, ensuring compliance with exchange control regulations.
Registration at the Deeds Office
Transfer is lodged at the Deeds Office, typically 6 to 10 weeks after the OTP is signed. Once registered, you receive title deed in your name — full freehold ownership.
Your Pathway to Living in South Africa
From holiday stays to permanent residency, there is a visa route to fit every international buyer's plans.
We also support you throughout the entire process by helping you identify the most suitable visa pathway based on your personal profile and long-term goals. Depending on your individual situation and the level of assistance required, we will agree on a transparent, consolidated service fee with you in advance, tailored to your personal circumstances and support needs.
